For the year 2003, prices for single-family homes increased by 7.8% over 2002. Buyers continued to be drawn into the market by low interest rates, as they had been in 2002. There were 3392 listed single-family homes sales in 2003, a 9.4% increase in transactions from the 3100 sales in 2002. Values in District 1 increased again by almost 11%. District 7 and 8 homes taken together recovered some of their prior year losses by increasing 3.4% and volume was up by over 24% there.
Condominium sales activity showed another strong volume increase of over 17% City-wide, although the average sale price stayed the same as in 2002, held down by a 13.65% decline in prices in District 8 (Nob Hill/Russian Hill).
A full 2003 versus 2002 district-by-district sales comparison chart for both homes and condominiums is shown below. The San Francisco District Map can be viewed by clicking on this link: http://www.classicSFproperties.com/districtmap.htm
