The subject property is surrounded by properties having similar uses. Historically this area of Patterson has been agriculture in nature be-ing primarily permanent plantings of almonds, apricots and peaches. Over the past eight years there has been a continuing transition from agriculture to industrial and commercial uses in the immediate neighborhood. During recent years Kohl's department store CVS drug store and W.W. Grainger have opened large warehouse/distribution centers adjacent to the subject property. Most recently is completion of the 1,000,000 square foot warehouse /distribution center for Amazon. Patterson Joint Unified School District has purchased land for a future school site. Keystone Industrial Park has also been developed which includes space for small to midsized commercial light industrial tenants and the Arambel Business Pk has been completed.This industrial park is situated directly adjacent to the subject property on the west side of Rogers Road.
